No, no here you are wrong on litigated plots. Why should I ask the management whether my plot is litigated or not. It is the sole responsibility of the management to inform me like the management reminds of payment of installments. I am not there but I just paid my installments, now it is your responsibility to clear my plot for possession so that I can start construction. Does it make sense, Sir? Who is responsible for the build; CSC or Hamilton Hills? 2. If Hamilton Hills, who is the builder. What is their track record of delivering? 3. Who are the promises underwritten by? a. You as their agent are making these promises? b. Hamilton Hills company (whoever they are) are making these promises c. Capital Smart City agrees to be held responsible 4. On non-delivery or late delivery, who will be responsible? 5. What if the developer does not deliver to the level of finish that it promises, or decides to cut costs? 6. What guarantees there will be no escalation charges? If there are, who will arbitrate? Does the consumer have a say in such matters? As an agent, will you take any responsibility?, or will your responsibility end once a sale is made? 7. Who controls the monthly/yearly maintenance fees - and what checks and balances are in place that those charges are not extortionate and simply a means of getting more money out of consumers? 8. What guarantee is there that the developer will not impose other charges for things that the end-user assumes are part of the build, but the developer believes otherwise? Investing in Pakistan is risky because I and many others have experienced the above issues from one society or another - so the question is how is CSC different (backed up by a written guarantee) for all of the above points?

"Gandaa hai par Dhanda hai" Same promises were made back in 2019 for smart villas, and we know very well where those villas stand today. How can we be sure there will be no escalation charges imposed on Hamilton Villas ? How can we ensure CSC management will not impose additional charges under the guise of "Mumty charges" or other fees? Given their track record of not delivering a single villa in OS-East E despite 100% payment and escalation charges last year, how can we trust they will deliver on time? How can we be certain they won't downgrade amenities to basic lighting only , as they did with the so-called "smart villas," where promised features like fans and hobs were not installed? Cheema Saab, the reality on the ground is starkly different.

Mashahlla Well explained and clarity. The original Overseas Peoples liked the CCS project because of Smart City features and mentioned benefits on 2017 / 2018. That's why we invest in different property products. We were satisfied with the brand name Habib Rafique Group because in the past they did many projects as contractors under the big developer companies. We invested in Smart Villas on 2018 . Now Jun 2024 ending . 7 years passed. Is it not enough to deliver villas ? They can develop a huge area in kilometres but they fail to deliver Smart villas . And original byers are very few villas . Why not finish quickly with good quality construction without asking for extra money ? Which was in commitment from management and their loving dealers. We are facing problems and issues with the name of escalation charges, mumty charges , stairs charges , and square feet . Management is asking for extra money which is unfair and not justified. If CCS management deliver smart villas with good quality construction quickly without asking extra money. Of course we will be interested in buying more properties and will refer / recommend to our foreigners friends and relatives. Our best wishes are with Capital Smart City. But management has to look into Pioneer original overseas Investors. Regard.

Another surprise I received with SOD letter, extra charges imposed on the name of mumty charges around 1 Million which is totally unfair and unjustifiable. I can challenge the size of villa, which is less than the size which was published earlier. My worst experience with CSC and I pledge not to invest anymore in this society.

Hi To all the dealers of CSC and the Management of CSC this is good that you have got the interchange. And now this the time period when you have to facilitate your customers to come and stay in the capital smart city this is only possible when you give them possession and remove the extra charges in any form we have paid the full amount of our villas in June 2023 in all with all the changes and now after 18 months they realised that they have asked to pay mumty charges or in the sence of extra square feet charges and some other bulshit. This is very shameful moment for the Management and Dealers because they are not interested to help those people who are giving them business. Kind regards

Makaan Solution wake up to sold the PHAKI of CSC sharam karo pahlay hi worse after sales services ka award mila ha aap logo ko Overseas Villa owners ki taraf say. Csc should give possession of executive blocks now it’s been such a long time now . The first thing that needs to be done is to clear the litigated land issue in executive 1 and 2.
